The Planning and Zoning Commission finished their review of the revised draft Bridge Street Corridor development regulations (December 16 draft). The Commissioners discussed Code Sections 153.065 through 153.066 (Parking and Loading, Stormwater Management, Landscaping and Tree Preservation, Fencing Walls and Screening, Exterior Lighting, Utility Undergrounding, Signs, and Review and Approval Procedures and Criteria). No vote was taken.

The Planning and Zoning Commission scheduled a special meeting to continue their review of the draft Bridge Street Corridor development regulations and the Bridge Street Corridor Zoning Map. The Commission members completed their initial review of the draft development regulations with a discussion on Code Section 153.066, Review and Approval Procedures and Standards.

Following this review, the draft development regulations were revised to reflect the comments provided by the Commissioners and  the public at the Planning and Zoning Commission review meetings held between October and December 2011. A revised draft of the Bridge Street Corridor Development Code was published on December 16, which the Commission began reviewing on January 5, 2012.

Dublin Planning and Zoning Commission received public comment on the Bridge Street Corridor Zoning Map at a special meeting held on Thursday, November 10, 2011.

The Commission continued their review of the Bridge Street Corridor development regulations and discussed the proposed rezoning of property in the district based on the proposed development regulations. These regulations are designed to establish a walkable, urban character while maintaining the City's emphasis on development quality and economic competitiveness.

Comments will be forwarded to the Planning and Zoning Commission for consideration at future meetings.

A special meeting of the Planning and Zoning Commission was held on Thursday, October 13, 2011, where members of the public including property owners and other interested stakeholders were invited to provide comment on the draft development regulations. (Comments on the proposed area rezoning have been reserved for the November 10, 2011 special meeting of the Planning and Zoning Commission.) Following the public comment, the Planning and Zoning Commission began their review of the draft code, including sections §§153.057-.059 and §153.066 for BSC District Intent, Uses, and Review and Approval Procedures and Criteria.

The fourth joint work session on the Bridge Street Corridor was facilitated by David Dixon, FAIA, of Goody Clancy and Associates, and Don Elliott, FAICP, of Clarion Associates. City Council and Planning and Zoning Commission members viewed the “Rethinking Streets for Successful Communities” video produced by the Mid-Ohio Regional Planning Commission (MORPC) and discussed the vision for the Bridge Street Corridor, how the draft Code creates the basis for a walkable, connected, and pedestrian-oriented environment, and how the City will ensure that high-quality development continues to be developed in the Bridge Street Corridor.

A third joint work session of City Council, Planning and Zoning Commission, Architectural Review Board and Board of Zoning Appeals was held on June 20, 2011.  As previously directed by City Council, no action was taken on either the draft Bridge Street Corridor Development Code or the Bridge Street Corridor area rezoning at this meeting. The work session included an update on open space planning in the Bridge Street Corridor and how the open space network is incorporated into the draft Code as a result of the open space workshop held in March 2011. Updates on the transportation and fiscal analysis portions of the Bridge Street Corridor implementation studies were also provided.

Open House #2

Wednesday, June 8, 2011 from 2 - 7 p.m. - Dublin Community Recreation Center

An Open House was held on June 8, 2011 for property owners, business owners, residents, and other individuals interested in the Bridge Street Corridor. Information regarding the draft Bridge Street Corridor Development Code and the proposed area rezoning was available for attendees. Approximately 70 people attended over the course of the afternoon and evening.

A second joint work session of City Council, Planning and Zoning Commission, Architectural Review Board, and Board of Zoning Appeals was held on May 24, 2011 which focused on providing updates to the transportation, utility, storm water and fiscal analysis portions of the Bridge Street Corridor implementation studies. The members were also provided a revised draft of the Bridge Street Corridor Development Code for review, a summary of the comments received on the first draft of the Code and the subsequent changes, and a summary of other communities’ experience with form-based codes.

Joint Work Session #1

Members of City Council, the Planning and Zoning Commission, Architectural Review Board, and Board of Zoning Appeals held the first joint work session, which consisted of several presentations by our consultant team regarding  the form based code format, the draft Bridge Street Corridor Zoning Code and an introduction of the Transportation Analysis.  The members were provided with the draft Code and asked to review the draft and provide comments to Planning staff for future iterations.

Open House #1

Monday, May 2, 2011 from 2 - 7 p.m. - DCRC Talla

All of the property owners within the Corridor were invited to attend the first of two public open houses. The first open house included a presentation and information about the draft BSC Code, and details about the proposed zoning districts that will govern the properties within the District. Property owners were able to meet with a Planner to discuss their particular district and ask questions about how the proposed Zoning Code affects the development or redevelopment of their property.
