
Design Development
The role of Design Development is to provide developers, land planners, and property owners an opportunity to meet with members of various City departments to discuss potential projects and conceptual site plans. Developers are encouraged to meet with Design Development well before submitting a formal application to the Planning and Zoning Commission or Architectural Review Board.
The Team is available to provide early feedback on how conceptual site plans relate to the City’s Community Plan and development regulations, and to identify potential environmental impacts, assess the availability of utilities and other related infrastructure, and relate other information that may affect a proposal.
The Design Development Team will collaborate with the applicant’s design team to communicate and assist in conceptual development of development plans. The goal of the Team is to guide the applicant toward a formal application that best represents the vision of the City of Dublin and to help ensure a smoother approval process.

Am I required to meet with Design Development?
While it is not a requirement, it is highly recommended that developers meet with Design Development team before submitting a formal application to the Planning and Zoning Commission or the Architectural Review Board. The team is available to provide early feedback on development proposals or conceptual site plans. The team will also help identify issues related to the Community Plan and other planning documents relevant to the proposed project, potential environmental impacts, availability of utilities and other related infrastructure, and other factors that may affect the proposal.
Who should attend?
Who typically attends the meetings depends on the timing of the proposal. If the proposal is at the preliminary stage and you simply want to discuss ideas and options, typically only the developer needs to attend the meeting. Once the proposal is at the conceptual site plan stage, the project engineer, architect, landscape architect or other appropriate professionals should attend.
Who from the City will attend?
Meetings with Design Development may include other staff from other departments if relevant to the proposal. Depending on the size, complexity and degree of the conceptual design, meetings may include an Engineer, a Planner from Planning and/or a Planner from Zoning Review.
What should I bring to the meeting? Do I have to have a site plan?
What you bring to the meeting is dependent upon the proposal and the level of feedback desired. If your proposal is in the preliminary stages, any information you can provide about the proposed use will help the City determine the appropriateness of the use for the site, availability of utilities and other infrastructure that may be needed. If the proposal is at the conceptual site plan stage, then a site plan, proposed architecture and examples of the proposed product would be helpful.
How long does this meeting typically last?
Meetings typically last a half-hour to an hour, depending on the size, complexity, or other factors related to the project. Multiple meetings may be necessary prior to submitting a formal application.

No.
What happens after I meet with your team?
The purpose of meeting with Design Development is to work on issues related to the project as it goes through the development process. In some cases, the proposal may be ready for a building permit application. In others, reviews by the Planning and Zoning Commission or other body will be needed. The next steps depend on you. If your proposal is ready for further reviews, you will be advised as to application requirements and deadlines. Once an application is filed, the Zoning Review team takes over the process. The Design Development Team will advise you of these next steps.
